Differences Between Cincinnati's 55+ Community And Other Patio Homes

Cincinnati's ONLY true 55+ community is Heritage At Miami Bluffs.  While there are plenty of patio home communities and other low maintenance living options in Cincinnati, what makes Heritage At Miami Bluffs unique?

The primary difference is Heritage At Miami Bluff's meets federal requirements to be designated a 55+ community.  In a nutshell, it's mandatory that a significant majority of residents must be 55 or over in age.  The community also has time restrictions on how long underage visitors can stay in the community.  This is one case in housing where it's approved to discriminate based on age.

While other Cincinnati patio home communities skew older in age for owners, if a 28 year old young engineer wants to buy a patio home because he'd rather focus on work and personal time and less on taking care of a lawn, he's welcome to do so.

Besides the age requirement, what are other primary differences between Heritage At Miami Bluffs and other patio home communities?

First and foremost, the social life and amenities package.

No other Cincinnati patio home community has a 9000+ square foot community center.

No other Cincinnati patio home community has a full time social director.

No other Cincinnati patio home community has 30+ different social clubs.

And for that matter, no other Cincinnati patio home community has a walking path to connect directly to the Little Miami River Bike Trail!

HMB is also a gated community.  That particular attribute isn't limited to HMB, but it's certainly not common.

And unlike most patio home communities, EVERY home in the community has lawn maintenance included.  Most patio home communities are pockets within larger communities that also include "regular" homes.

Another difference?  Most Cincinnati patio home communities are fairly consistent in the type of home and price range.  Heritage At Miami Bluffs has a variety of low maintenance home products, so most price ranges are covered:

  • Attached ranch condos priced in the upper $100s and low $200s.
  • Courtyard style homes in the mid to upper $200s
  • Smaller patio homes either on slabs or with basements priced mid $200s through mid $300s.
  • Larger patio homes (usually with finished basements) priced $400,000 and up.
