Sometimes The Expert ISN'T An Expert

Cincinnati patio homesI watch the Greater Cincinnati patio home market closely, with trackers on every patio home community so I know what's for sale and where.  I follow builders and look for announcements that include plans for new construction patio homes.  I work from south Dayton all the way down to northern Kentucky so I can take my patio home buyers to THE best place for them to call home.

And part of staying current is periodic web searches for Cincinnati patio home terms.  It's always good to know if somehow I've missed a key piece of information that would benefit my clients.

And when I search, there's a certain site that pops up.  They use terms I can't (such as "active adult") without risk of violating Fair Housing standards, so they may place for some search terms I'd like to place for, but can't use because I'd like to stay out of real estate jail.

But here's the thing when I look at their site.  While they have a host of communities listed as 55+ communities, the communities listed are NOT 55+ age restricted.  And the one community in Cincinnati that IS actually a true 55+ community is nowhere to be found.

And for that matter, if we're going to use their definition of "active adult living", then that site is missing MANY eligible Cincinnati communities.

So to the typical buyer looking for Cincinnati area active adult living, they may be under the impression they've found an "expert" site to help with their search.  And while true that they've found SOME information, they're going to be missing MANY choices that might be better for them.

And of course the site offers to place you with an "expert" real estate agent.  Now in this case, the Cincinnati communities are being directed to a Dayton based agent.  And perhaps that agent is more than capable of assisting, but if I look for closings in the local MLS for the Cincinnati communities, there's nothing applicable in recent time.

So again, what if your expert isn't really an expert?

Step 1 is to realize that you're not getting everything you COULD be getting.

You know, even if I didn't get the misled, mid-directed consumer who lands on the so-called experts' pages, it always makes me worry about them, Bill. I always wish that they had found a true expert who knows the market.

Bill I had this post open for about two hours but phone calls, dinner etc... finally I get to comment. Indeed there are legal actions against those sites you mentioned.... and if anyone is looking for a Patio Home in the Greater Cincinnati area they  better reach out to you.... on a side note I see a great many Land Experts in the Greater Los Angeles area too and they do not even know how to pull up a Plat Map from the MLS:))Endre
