Local Expertise Matters

The Golden Lamb & Flat StanleyLebanon Ohio has a great downtown to spend an afternoon.  Central is The Golden Lamb.  An inn that's been open since 1803 and lots of famous guests.  Presidents, authors and other dignitaries have stopped by for a place to sleep or a great meal.  And as neighbors there are plenty of boutique shops and places to eat.

So when I needed to find some postcards, downtown Lebanon is where I headed.  The most logical place would have been The Golden Lamb's gift shop, but the gift shop is closed for a few months while the attached Black Horse Tavern is expanded to feature some outdoor dining.  So my first stop was The Jam & Jelly Lady's shop.  While I didn't necessarily expect her to have postcards, she's been active downtown for years and has a second shop so I assumed she'd know.  And I was right!  She pointed me to one of the shops just a few doors down.  Turns out that shop is owned by the same people that run The Golden Lamb's gift shop.  And sure enough, they had The Golden Lamb postcards I was hoping for.  After a late lunch at The Village Ice Cream parlor, I headed back to see The Jam & Jelly Lady and thank her for the help.  We chatted for a bit and I could help her with what I had local knowledge of (some local Asian restaurants). 

When you're selling a home or buying a home, hiring an agent with local expertise matters.  While some skills are transferable anywhere in our local market, there are other aspects that don't transfer so well.  Knowing the ins and outs of the local schools, or planned road changes, or where the best restaurants are...that's something I just might not know (although most things like that CAN be discovered thanks to Google and Facebook!).

While we serve Cincinnati, we don't serve ALL of Cincinnati.  It's just too broad an area.  But what we can do really well is go wherever the patio homes are, and we can know selected areas that we do a lot of business.  We're in touch with the details in those segments of the market.  And when a home buyer or seller calls us and wants us to go to an area we don't normally work, we'll have the conversation about what we do and don't know about that turf.

And then if the client AND we are confident that between us all we know all we need to know, then we'll get to work.  Just don't ask us where the best local Asian restaurant is :)

And if any of us doubt that we have the needed expertise, then we'll find a local agent that can provide what is needed..

Hi Liz and Bill - you make a very good point and one that is often lost on the public and seemingly too often(in my opinion) on the real estate community.  Local matters.  My real estate license is for the entire state but how the practice of real estate varies so much in our state even by region, it's almost laughable when I hear of someone going to list and or sell in an area where I know they have no real connection.  Laughable a bit only until I realize the significance of the situation. I'm sorry to take up space with my comment but this is one of my pet peeves and I see examples of it on social media being demonstrated on a regular basis.

It's definitely much better for the buyer or seller to be served by a real estate professional who knows the ins and outs of the local area.
