You're smart. You KNOW that you're going to downsize in the somewhat near future. It may still be a couple of years out, but you're gathering information about patio home communities near where you want to live.
But you have questions, just as most home buyers do.
Among them is "How soon should I start looking?".
And that's a pretty important question, but there are a couple of things you need to do prior to starting to visit patio homes.
First, make sure you have your financial ducks in a row. Because patio homes are often scarce on the market, it's critical to know what you can comfortably afford AND how you can get it when it's time.
Second, you need a guide. We're real estate agents with a specialty in Greater Cincinnati patio homes. We've scoured the area from south Dayton all the way into Northern Kentucky to find the hidden patio home communities. And thanks to Bill being licensed in BOTH Ohio and Kentucky, we've got the means of helping you wherever those patio homes happen to be.
Third, be aware that we don't put every Cincinnati patio home community on our site, so don't just kick around our site and then hire an agent that doesn't know patio homes to help you. Why? Because while we do publish significantly more Cincinnati patio home information than any other area agent, that perfect place to call home MAY be one that we didn't put on our site. Do you feel lucky?
Okay, back to the main question. How soon should you start looking?
In an ideal situation you can buy without selling. If you can do that, then we need to start early. We've had buyers literally buy a year before they planned to because the PERFECT patio home was on the market when they thought they were just "tire kicking".
That's the challenge with patio home shopping. Chances are there are just a small handful of communities that fit your desired location AND budget. And since patio homes tend to be the intended last home of many buyers, they tend to buy and stay until something significant causes them to move (e.g. the grandkids head out of state!). So that means not many patio homes on the market at any given moment, much less in the community you want.
One thing to consider is new construction patio homes. Most major builders can have your new home ready in 5-7 months. If we can find a great place to build new, that gives you a nice window to sell your existing home and then finish the purchase of your new patio home. One drawback is it might mean a double move, but that's a relatively small price to pay for not having to "settle" for a patio home you don't entirely love. And don't think going direct to the builder provides a better deal because it doesn't. Fact is you're already paying for an agent to help you, it's built into the builder's overhead, so you might as well get what you're already paying for.
In general, most patio home buyers will start seriously looking at about the 6 month prior to move date. Be prepared to act early if the right opportunity is presented.
