Cincinnati Patio Homes: Owner & HOA Responsibilities

Cincinnati patio homeCincinnati patio home buyers typically are downsizing or rightsizing their home.  In the case of the lawn they're looking for a LOT less hands on approach.  Let someone else cut the grass when it's 90 degrees and THAT'S RIDICULOUS HUMIDITY!

So buying a patio home puts the grass cutting responsibility on the HOA association.

But what else is the responsibility of the HOA?

The HOA will have responsibility for the common spaces (community entrance, pool, clubhouse, medians, etc.)

Depending on the community, mulching MAY be covered by the HOA.


The owner has responsibility for utilities (water, electric, gas, etc.).

Will the HOA remove snow off the driveway?  For MOST communities, yes.  For most, the criteria is when it snows two or more inches.

Will the HOA take care of the exterior of the home?  In most cases NO.  You own the home, and that includes the roof, the windows, the siding, etc.  However, there are exceptions.  Patio homes that are treated like landominiums means you own from the studs in and the HOA takes care of the home's exterior.  However, there could be exceptions even there.  For instance, Liberty Grand takes care of the exterior EXCEPT for the windows and doors.

Now here's the good news!  Most patio homes are a) newer and b) built of low maintanence materials so it should be a LONG time before you have to do anything significant.
