When you're shopping for a Cincinnati home you'll find that school districts can have a HUGE impact on home values. Cross a street from a highly desired school district to one not so in demand and you'll see house values change dramatically for a similar house. So it's not unusual to hear buyers with kids say "I need X school district" and they'll adjust their expectations or budget to fit that community.
But the same doesn't hold true for most patio homes.
Because the buying population for Cincinnati patio homes is different.
Most patio home buyers are long past having kids in school, so other than the tax burden associated with a school district, there's not much reason for them to be concerned about the school district serving a patio home community.
What does matter to them?
- Overall location relative to family, jobs and amenities (shopping, dining, medical, etc.)
- The patio home & environment (basement or not? view? floor plan? curb appeal?)
- The community offerings (clubhouse? walking trails? pool?)
- Neighborhood "feeling"
- HOA fees
- Availability when they need to buy
