Poof! Those Cincinnati Patio Homes Are No Longer Available

Heritage at Miami BluffsOne of the drawbacks of Cincinnati patio home is there is usually a very limited number for sale.  Patio homes are typically smaller sections of communities, and while there are quite a few patio home communities scattered from Dayton to Cincinnati to northern Kentucky, any given community may have almost nothing available for sale.

Why such a shortage?

For most patio home owners, they mean for it to be their forever home, so once bought, they rarely move.  Typically we see patio homes being sold for one of two primary reasons:

1.  Health (assisted living is needed or worse)

2.  They're following family.  Grandkids are a pretty powerful magnetic force, so when they move to Texas or South Carolina or Florida, it's not unusual to see the itch to follow the kids.

So now factor in a couple of other key considerations for buyers:  location and budget.  Once you do that, the number of available patio home communities will shrink considerably.  With luck, there might be a handful of available patio homes to choose from.

If there's one on the market that suits your needs, you need to act quickly because you're going up against other patio home buyers with similar needs.  Sometimes you'll be lucky and a patio home will stay on the market for an extended amount of time, but it's not uncommon to see a patio home go under contract within a week.

Last month a patio home buyer that wasn't quite ready to act toured three patio homes.  By the time the buyer was back this month all 3 of those homes were under contract.  The 55+ community no longer had any patio homes for sale that weren't under contract and several other local communities had a very limited selection too.

Cincinnati patio home buyers probably need more flexibility than typical "regular" home buyers.  When the right patio home is available, they need to act quickly because it might be months before another opportunity is available.

Yeah, I'm pretty sure I'd follow my grandson to the ends of the earth to not miss his childhood.  Thankfully my daughter is building what she is calling her "forever house" 4 miles away.
