But what if I told you the cheapest patio home might not be the best choice?
Let's assume the quality of the homes is equal (not always the case in reality).
You're getting quotes from patio home builders.
The core is essentially the same in both cases, 2 bedrooms, 2 baths, 2 car garage, unfinished basement space. The floor plans are different, but similar enough. Both would work well for you. And the finishing touches will be more or less equal.
The first builder actually offers more living area at a lesser price. 10-15% less than the 2nd builder. And the HOA fee is about half of the 2nd builder's community. And again, we said quality of the builders is equal, so it would seem to be a no brainer to save the money and buy the cheaper patio home for less money, right?
And sometimes it WILL be the smart choice, but not every decision can be quantified by just a dollar amount. The intangibles can make a HUGE difference in perceived value.
The first builder's great patio homes has some drawbacks. A smaller community. No amenities. A bit more isolated.
The second builder has a HUGE gated community with a VERY vibrant social life. A 10,000 sq ft community center. Pools. Full time social director. 30+ social clubs. Walking trails. Closer to dining and entertainment.
Did you just see the pendulum shift? Maybe the second builder's more expensive patio home is the best choice after all!
