Sometimes A Day, Sometimes Weeks, Sometimes Months, Sometimes...

tick tockHow long does it take to find the right Greater Cincinnati patio home?

The answer to that question is a big "it depends!".

A lot depends on the buyer's specific needs and how urgent it is for them to find a new low maintenance home.

If a buyer is open to other options besides a patio home, the options get larger.  Add attached ranch condos, townhomes, etc. as a possibility and the number of communities grows.  If we've done our prep work and we're totally on the same page regarding what must happen, it can happen in one day of house hunting.  Key candidates are visited, an offer is written at the table during a brief lunch stop and the offer is sent.  If everything goes ideally, a few hours later we have an accepted contract!

Now I'd love to say that one day out and finding the perfect home is the norm, but truthfully it's not.  Most of my patio home buyers have a fairly narrow range of what will work for them in both location and price range.  Add in a requirement like a specific type of view or other amenity and we may be oh for the market!  Nothing for sale that matches, so the buyer has two choices:

1.  Adjust their expectations (location, budget, features) or

2.  Be patient while I track the market waiting for that perfect home.

And for many of my patio home buyers, option 2 is the choice.  And I'm totally fine with that choice.  We watch the desired communities and then go as quickly as one is on the market.  There's no time to waste because there's a decent chance that another patio home buyer is waiting for the exact same home!

So option 2 means we may be watching and waiting weeks, months, and yes, even a year or more.  I work to my buyer's needs, it's the nature of having a specialty in patio homes!

Did I mention there's sometimes an option 3?  Build a new construction patio home!  If the community we're watching has that option, built to order may be just the ticket!  I routinely help buyers with new construction too, so basically if you hire me, you've got the full range of options covered!
