Years ago I used to do a lot of business travel. I was fortunate enough that one of my places to visit was Tokyo. A really interesting city to be a traveler, and it took a few trips to learn the ropes since my visits were usually limited to a few days each trip. After enough trips I was more comfortable with navigating both the streets and the subway system. On my final trip there I brought Liz for a short vacation coupled with my business trip. By that point I'd been there, done that enough to be comfortable that I knew enough to take her to some of the major highlights.
The reason my real estate clients hire me? Because I've been there, done that. And because I've been there and done that, I can save my clients both time and money.
For instance I have a buyer that has a list of patio homes and condos to see. 7 different communities on her list. I recommended another community with move-in ready homes to add to the list. I also recommended removing one of the condos from her list because while the place looks great online, what you don't see is the preschool, sports bar and gas station that are practically just outside the door.
How do I know that last bit? Because I've been there and done that. I visited those condos years ago with another buyer and we quickly determined that wasn't the right fit for them. And for the same reasons today, that community isn't a good fit for today's clients.
For all but one of the other communities on the showing list, I've either helped buyers and sellers complete a sale in that community, or at a minimum shown homes in that community. I've got webpages for all but the one community too. And the "missing" community? A buyer canceled an appointment last year for that community, or I'd have been there and done that there too.
It really is valuable for my clients for me to have been there and done that. It's easy to assess the good fits both new and resale as I understand their needs. And another perk of having been there and done that? No surprises!
