It's a simple two step process to get the best deal on Cincinnati new construction homes.
First. Don't hire a real estate agent to help you.
Second. Go straight to the builder's rep and ask for an agent's commission to be credited to you.
Sounds too good to be true? That's because it IS too good to be true.
You follow the steps above and go to any reputable Cincinnati area builder and ask for that discount and they're going to say NO.
John Henry? No.
Design Homes? No.
Ryan Homes? No.
Seeing a pattern here?
If you followed "the plan" I listed, you're going to accomplish two things:
1. Increase the builder's profit margin since they're not paying an agent.
2. Denying yourself an expert's help and relying solely on the kindness of the builder from start to finish.
So does either of those two things sound like it's in your best interest, or does that work better for the builder?
Because here's the deal with builders: they plan for a certain number of buyers to be repped by agents and a certain number to come in unrepresented, and then they spread that overall agent commission they expect to pay evenly across EVERY house in the community they plan to build. That's why you won't get a discount for showing up unrepresented.
And they also won't deduct that agent commission for unrepped buyers for another reason. It's bad for their business. If you're buying floor plan Chelsea and you get a better price than the buyer who bought floor plan Chelsea two months ago, how do you think those buyers are going to react when they find out that their property value just went DOWN and they've barely moved into the house? Not good, right? So the builder has incentive to hold a certain price level and ideally, continue pushing the price point UP as they build the community.
So here's the bottom line, the best deals in Cincinnati new construction homes? It's with a buyer's agent who is familiar with the best builders, the incentives they're offering, the overall demand for an area and all the other factors that help YOU get the absolute best home for the best price.
