If you're looking to buy a Cincinnati patio home there's a good chance that what you want to buy is NOT on the market today. Since patio homes tend to be retirement homes, they don't come up for resale as often as "regular" homes.
For instance in Cincinnati's only true 55+ Active Adult Community Maineville's Heritage at Miami Bluffs, I'm watching for buyers. One wants an attached ranch condo under $200k. Nothing is on the market today that fits. The right match might show this week, or it could be months down the road. Another buyer is interested in a patio home under $300k. That takes out the new construction and we've been patiently watching for about 2 months so far with no new entries on the market.
If we have a buyer that has a general patio home need versus wanting to be in a specific community, then the odds get better that we can find a patio home match. Or if the buyer is interested in new construction patio homes, there's a good chance we can match them with a builder (assuming their budget matches with the builder and community).
On the other hand, as soon as we narrow down to a specific community or two, then I know we're probably going to be in watch and wait mode.
On any given day there might be about 100 patio home type homes for sale in the Cincinnati market. While that number might sound like a lot, when you start breaking them down into price ranges, locations, features, etc., that 100 can quickly become single digits, or in some cases ZERO digits.
So we watch the patio home market closely with trackers for each community out there. When we get a match for a particular buyer we notify them so we can act quickly. There may be other buyers watching too, so we need to beat them to the home and getting that offer in if the home tour matches expectations.
