Cincinnati and Warren County Ohio Patio Homes

You Can't Always Build The Home You Want, Where You Want It

Whether you plan to build a Cincinnati patio home, or a "regular" new construction home, you might think it's pretty straightforward:

1.  Pick builder & community

2.  Pick floor plan

3.  Pick lot

4.  Write contract

5.  Build

6.  Live happily ever after in your dream home

Unfortunately there can be a few wrinkles in that plan.

Unless you're working with a full custom builder in a community full of custom homes, you're going to encounter some limitations.

Most builders offer a fairly limited number of floor plans, in most cases not more than a dozen, and that dozen includes the ranch and the two story homes.  Now the way a builder gets more variety in a community is by offering various front designs (called elevations).  A particular floor plan might have a half dozen different elevations or fronts that would make it appear the community is MUCH more varied than it is.

So now is where the wrinkle comes in!  Builders don't want duplication, so they throw in a restriction:

A floor plan can't be built adjacent or directly across from another of the same floor plan.   If someone else has claimed lot A and you're next up for Lot B, you can't built a twin house next door.  Your only hope is that the elevations have enough blatantly obvious differences (think flat front vs. turret, stone vs. brick) that they'll allow the two to be built close to each other.

Failing that, you've got to pick another lot with no conflicting neighboring houses, or switch floor plans.

Obviously, the later you choose to build in a community, the tougher it gets to have your ideal choice of home AND lot.

HI Liz and Bill Spear - This is the kind of info buyers need to know and should pick you to represent them so that they can negotiate the best deal. Sedona is 80% built out with custom homes. Lots are at a premium and built out one at a time.  I do service other areas where this could be an issue so I appreciate your post!

Sheri, This comes up a lot here because even though a builder may have a dozen floor plans, it seems like a few will be REALLY popular and some hardly ever get built.  With that popularity for the few plans, it gets to be a challenge to keep them apart.

Hi Bill!  Grerat information for your Cincinnati patio home buyers who are thinking of building.  Our developments have similar 'neighboring' floorplans and front elevations as well as exterior materials/color too.  Getting in early is often key to finding the perfect lot to build your new home on!

Kathy, Choosing the right lot can be a huge plus or a huge detriment to future resale.  We'll provide our thoughts to our buyers on the pros and cons of their selections.

Debe, It's always obvious when you go into a subdivision and the builders didn't add the variety.  When every 3rd or 4th home looks the same, it's easy to understand where the term "cookie cutter home" came from.
