Whether you plan to build a Cincinnati patio home, or a "regular" new construction home, you might think it's pretty straightforward:
1. Pick builder & community
2. Pick floor plan
3. Pick lot
4. Write contract
6. Live happily ever after in your dream home
Unfortunately there can be a few wrinkles in that plan.
Unless you're working with a full custom builder in a community full of custom homes, you're going to encounter some limitations.
Most builders offer a fairly limited number of floor plans, in most cases not more than a dozen, and that dozen includes the ranch and the two story homes. Now the way a builder gets more variety in a community is by offering various front designs (called elevations). A particular floor plan might have a half dozen different elevations or fronts that would make it appear the community is MUCH more varied than it is.
So now is where the wrinkle comes in! Builders don't want duplication, so they throw in a restriction:
A floor plan can't be built adjacent or directly across from another of the same floor plan. If someone else has claimed lot A and you're next up for Lot B, you can't built a twin house next door. Your only hope is that the elevations have enough blatantly obvious differences (think flat front vs. turret, stone vs. brick) that they'll allow the two to be built close to each other.
Failing that, you've got to pick another lot with no conflicting neighboring houses, or switch floor plans.
Obviously, the later you choose to build in a community, the tougher it gets to have your ideal choice of home AND lot.
