Also known as "lifestyle homes" or "garden homes", this type of home combines the best of a stand alone single family home with the best of a condo!
Typically a ranch home (maybe with a basement) that is set on a smaller lot (probably a quarter acre or less in our area) that you own! The home typically has a bit more flair and inside amenities than your subdivision home. Most often, you'll find patio homes as a one or two street section of a larger development.
You'll have full access to the development's amenities, but here's the part that may be the clincher for you! The HOA mows your grass, shovels the snow, does the basic exterior maintenance and landscaping. You can do additional landscaping if you'd like... but you don't have to!

So if you travel a lot? Perfect for you! You'll never come back from a trip and find the grass belly high to an elephant!
Hate stairs? Single level living takes care of that for you!
Love to LOOK at snow, but not shovel? Again, perfect for you!

Barbara, We're finding it's a niche that seems to be underserved! It's perfect for both the "just starting out" crowd... the young professionals, and also pretty good deal for the retirees or close to it. The trouble with our MLS system is there is no dedicated Residential category for them! They're not condos, not truly a single family home either. Landominium... not an exact fit either. This is one of those times where you REALLY need a strong local knowledge... which streets in which developments have them!
I'd say you can't do much better than that. The joys of homeownership with reduced labor.
Seriously reduced labor! Wonder if I could borrow their crew to come over to my house for a day??
The nice thing about the patio home environment, you never have to worry about someone keeping up appearances or landscaping. They're generally very well maintained. And since the concept is fairly new, the homes are generally less than 10 years old in our area. Very popular once people know about them. Our local Drees builder can't finish building one before it's under contract. We've got buyers closing on one of their homes in the next 2-3 weeks.
Liz & Bill - I showed a patio home last night - backing to the reservoir, excellent mountain views and NO MAINTENANCE, but in a gated community and upgrades galore. These homes are perfect for empty nesters! Good luck on your patio home! You did an excellent job with this marketing!

Looked at many patio homes in The Woodlands in Texas when my brother lived there.........they are great, something that will probably interest me in the future.............I am leaning towards that one floor plan.............getting to old to run up and down stairs.
Purty nice, these patio homes, Bill and Liz!!! I like the analogy of the Baby Boomer generation in an article I read...it's like a pig going thru a snake, haha. Many of the boomers (as well as others) probably wouldn't mind having someone else ready to beautify the exterior of their home while they travel.
Tell you what. If you know someone that needs their patio homes test driven, I will volunteer to live in one for an entire year and blog about my experience every day!
BTW -- that's a nice tour site that you have going for you!
Roger, Can certainly see the benefit! As I get older, my knees are ever less appreciative of stairs!
Keith, Ours is occupied, maybe you could slip in during the evenings on a new construction one, but that would be a pretty significant commute from Zeeland! Thanks about the site. It's a template site, but we try to make the most of it.
Liz & Bill - Patio homes are a great option for many people, I only wish we had basements here in South Florida.
Michelle, They've built some really nice patio homes here and believe this will be a growing segment for our area.
That pesky water table getting in your way for the basements :)

I missed a few of your posts!!! AHHHHH This is a great one! I do not sell anymore... Been in the Biz for about 18 years, but stopped selling when I got into leadership about 7 years ago... So it takes me learning awesomethings like this to make me have more ideas to share! GReat job!

For this one, just trying to do some general buyer education about the niche! It's a growing niche in our area, and pretty sweet for the people it fits!

Basement? Quarter Acre? Oh my, our worlds are very different! No basements here. New development is about 4,000 sq ft per lot if lucky. Sigh ... I guess thats what you get to be able to live in the golden state :)
