This is a VERY limited opportunity, with only room for 12 attached ranch condos. While they may be called townhomes, these homes are one level living with an unfinished basement that can be finished if you desire.
They're offering two main floorplans, both featuring 2 bedrooms, a 2 car garage, covered patio, open floor plan and you can count on luxury finishes. One of the two floor plans also offers a study. The two plans range from 1870 to 1960 square feet of living space on the main floor. And since Robert Lucke Homes is a custom builder, you can alter the floor plan to suit as long as they haven't already started framing.
Now brace yourself for some sticker shock. It's Montgomery Ohio and a premium builder, so you KNOW these homes aren't going to be cheap. Starting prices are in the upper $600,000s WITHOUT a finished basement. However, keep in mind these prices aren't unusual for the area with Vintage Club just up the street regularly in the $600s and up, and the same for Camden Homes nearby patio home community Orchard Trail at $700s and up.
The Villas of Montgomery will have a private lane off of Montgomery Road just south of Pfeiffer Rd. That will give you close access to Bethesda North's hospital and medical complex, quick access to I275 or head south to Olde Montgomery and just a bit further to Kenwood. The HOA fee for The Villas of Montgomery has not yet been announced.
