As your Cincinnati specialists in patio homes, we've been busy this year matching up buyers with the RIGHT patio home community for them! And often, this means helping buyers find the best new construction patio home in the Cincinnati area for them. Tonight, we completed another match with an offer written for a Fischer Homes patio home in Maineville's Miami Bluffs community.
We've been working with our buyers for close to a year to determine whether a patio home, a "regular" ranch home or if new construction was the right match. Since they were renting on a long term lease, we had the advantage of time to explore all the opportunities.
We were able to determine that the resale homes available either didn't have the right floor plan or had something about the neighborhood that didn't quite work. And we found the patio homes available had deal breakers too. Some exploration of some new construction opportunities also identified that either a new home would blow past their budget, or didn't have a floor plan that would work.
We came back to Fischer Homes Miami Bluffs community because of several different factors:
- Great community amentities for when the grandkids visit!
- A floor plan that worked for our buyers (The Wilmington, 2 BR & Study, lower level, large master suite, open floor plan)
- A builder incentive that included a finished lower level and granite counters for the kitchen
With some alterations to the floor plan (bumping out another 4 feet) and an acceptable price for the modification, we completed the paperwork tonight to start the process of building their new construction patio home. Expected to be completed in June 2017, we'll continue to support our buyers through the rest of the process (and beyond).
Miami Bluffs patio home section is limited to 25 patio homes and is approximately half complete counting the homes built, under contract or planned as market homes. There are still plenty of homes left and a variety of floor plans too. Expect to pay in the $300s for a finished patio home.
Miami Bluffs is a pool community with a clubhouse, play area and greenspace located off of Striker Road and not far from the SR48/I71 interchange.

And by the way, you don't save any money by visiting and contracting new construction directly from the builder. Our fees are already included in the base price, whether you hire an agent or not, so why not have someone who is ONLY looking out for your best interest and not the builder's best interest?
