Dear FSBO Patio Home Seller, We Want The Same Thing As You!
That's right, we want the SAME thing as you! You want to SELL your Cincinnati patio home and we want that TOO!
But we're not here to beg you to list your patio home with us. You've chosen to market your home and sell it without an agent and we're not going to try to dissuade you from your choice. While we have collected and published MORE information about Cincinnati area patio homes than any other local source and COULD give your home plenty of extra exposure via our patio home blog website, our patio home pages on our custom search site, our patio home Pinterest boards, again we do respect your choice to go solo.
However, there is one thing we'd like you to reconsider:
PLEASE BE WILLING TO WORK WITH US WHEN WE HAVE A BUYER!
This isn't some marketing come-on to get in your door. One of the challenges of patio homes is there are a VERY limited number of patio homes in the Cincinnati area for sale at any moment. When you factor in a buyer's need to be in a certain location and a certain price range, we may get down to one or two patio home communities as all that fit their needs. That might mean there are NO patio homes for sale but yours!
But here's the straight scoop, we're not a charity but a hardworking small business. We're not bad people. We have rescued cats and dogs at our home, we volunteer with charities, give blood, a Navy veteran, members of Christ's Church at Mason. We do our best to promote our communities and we treat people fairly while still working hard to get the best deals for our clients.
But again, what we don't do is work for free. So if you refuse to work with us, you take away our chance to bring you a ready willing and able buyer.
We don't work with tire kickers. If we're out and about with a buyer we know:
a) they're financially qualified to buy your home
b) they're serious about buying a patio home
But what MOST buyers don't want to do? Pay us directly out of their own pocket. Local custom is the seller pays real estate agent fees. What that also means is YOU don't have to take any less for your home than you would have.
It's about NET price. The amount of dollars you walk away from the sale with. Shift your bottom line price up enough to cover me for bringing you a buyer and overseeing what should be a smooth transaction.
What do you gain?
A represented buyer who is financially qualified to buy your home. An agent who guides buyers through the process FREQUENTLY! There won't be any surprise deal breakers or claims of "I didn't know" that you might get with a buyer who's on their own.
So really, we DO want the same thing as you. We'd like to get your patio home sold and let you move on to what's next in life. Our buyer wins, you win, we ALL can win!
