If you're going to build a Cincinnati patio home, one of the decisions is whether or not to hire a home inspector to check out your home. Depending on your wishes, you can have a home inspector check after foundation pour, pre-drywall installation and again just before closing.
Naturally, the builder would MUCH prefer that a home inspector comes nowhere near the home.
Why do they want them to stay away?
- The quality and expertise of home inspectors can vary widely. We see the same with resale home inspections. Some home inspectors are VERY VERY good, and some we've seen have been borderline negligent. Builders are concerned about the ones without the proper expertise giving the buyer a long list of things that are "wrong" that may just be opinion and not fact. Meanwhile, the buyer is now convinced the builder doesn't know WHAT they're doing at all.
- The builder's contract allows for a home inspection, but depending on the findings of the home inspection, they may NOT choose to address any item if the builder has met local code requirements and passed the required government inspections.
- Depending on timing, it can be disruptive to the builder's schedule, and chances are the builder's supe will want to be there to make sure there's no misunderstandings by the home inspector about what is what.
Of course it's extra money out of your pocket if you opt for home inspections. The big thing about conducting a pre-drywall inspection is it's the very last opportunity to examine the framing and the piping, wiring, etc. that will soon be hidden behind the drywall. If there is a flaw, this may be the only time to catch it and easily correct it.
Naturally, as your real estate agent we're going to recommend getting a home inspection. But ultimately, the decision is yours.
