It happens. People are people. They act in what they THINK is their own self-interest.
As real estate agents specializing in Cincinnati patio homes for sale we broadcast more information about Cincinnati patio homes than any other agent in Cincinnati. And that information often includes updates about new construction patio home opportunities. And what we do works, the patio home buyers find us, and that's a very good thing!
It's a win-win, we get to use our expertise to help Cincinnati area patio home buyers, and yes, we get paid when we are successful. And that is the ONLY way we get paid, when we succeed. If a buyer doesn't allow us to help them to include showing them homes, introducing them to the builder, writing a contract and otherwise helping them get to the closing table, we don't get paid. Period. That's it. There's no magic fairy going to come by our office and drop off a bag o' bills for giving someone information, or showing them homes, or anything else that we do to help.
So one of the unfortunate by-products of our work is that sometimes buyers DON'T listen. For some reason they think that they WILL get a better deal without us and go straight to the builder, despite the information in EVERY new construction patio home post informing that local builders DO NOT give a better deal for coming unrepresented.
It's baffling really. Did we at any point give them a reason to disbelieve us, to think that we didn't have their best interests foremost? No, that's not the case. We don't even require buyers to sign a buyer's agency agreement with us. We trust them to be as loyal to us as we are to them.
But sometimes a buyer misplaces that loyalty. The signs are there even when they don't tell us. Emails informing them about another possible patio home match get ignored. A phone call gets redirected to voicemail. The lines of communication are cut.
And the niche we work is actually pretty small, so chances are the truth eventually comes out. We'll be driving through a patio home community and there's THAT buyer's name on a sign in front of a home being built, or a conversation with a builder's rep reveals what happened.
It's a shame really, we could have helped each other, but instead they chose to increase the builder's profit margin. Oh well, I hope the builder sent them a nice thank you card.
And the experience? Just makes us appreciate our loyal clients that much more!
