I spent the bulk of last weekend visiting new construction patio home communities in Cincinnati's northern suburbs with a pair of buyers. We wanted to make sure that we found the perfect location for them, so after an initial meeting to discuss their needs, Saturday we visited three communities. We scratched a fourth off the list as it became apparent that community was NOT worth a visit. I'd been there enough times and now knew enough about the MUST HAVES to know we could safely eliminate that community as a possibility.
But as we visited the communities and met with the builder reps at each of the communities something struck me.
There were a fair number of people checking out the new communities, but I didn't see a single agent with any of them. That had me wondering about several things:
- Did they not have an agent at all? Or had their agent made arrangements to send them out solo to tour?
- Did they not realize that an agent repping them is paid by the builder and the builder DOES NOT give a discount for buying without one?
- How did they know they were looking at ALL the possible patio home communities that would fit them?
- How did they find that patio home community? Had they visited our website to find information but chosen not to call us and hire us? Did they know that if they visit the builder and register as NOT working with an agent, we're pretty much blocked from helping them?
Those are all questions I'll never have the answer to, but leaves me wondering what more do we need to do to make sure they call us? If buyers are searching the internet for Cincinnati patio home buyers, they HAVE to find us. We've heard it over and over from our clients "Everywhere I looked for patio homes, there you were!".
So how do we get those buyers we saw this weekend to call us instead of going solo?
Apparently, we have more work to do!
