When I need something medical I start with my Primary Care Physician. He can take care of my general medical needs but there are things he doesn't have the expertise to handle so he sends me to a specialist. A doctor that specializes in knee joints or a cardiologist (yeah, it's been THAT kind of year) might be just the ticket...or not. Because as I've found sometimes the specialist isn't specialized enough and what is REALLY needed is a true expert on a particular issue.
Now the same type of issue might apply to buying or selling a home in Ohio. Any licensed agent in Ohio can technically sell ANYWHERE in Ohio. While I'm in the southwest corner of Ohio in the Cincinnati to Dayton corridor, I can legally sell a home in the opposite corner of Ohio in Cleveland. I'd be doing a bad disservice to my clients because I'm not truly familiar with the local real estate customs and practices of that locality, and you can bet the idea of driving 4-5 hours to show a home isn't on my To Do list!
So what you really need as a home buyer or seller is someone who has the local knowledge of your area. They don't have to live in your specific community as long as they have the tools and the knowledge and the customer service drive to get things done for you.
But sometimes, that type of agent may not be special enough for your needs! For instance, if there's a particular kind of property you want, you might need someone that specializes in that type of property. For instance, if you want a 50 acre farm and all that comes with it, while I'd love to help, that's not really my thing. I could handle the house part, but barns and farm equipment are outside of my expertise.
On the other hand if you want a low maintenance home in the Greater Cincinnati area, that IS my thing! Patio homes, ranch condos, villa homes, townhomes, lifestyle homes, landominiums, call them whatever you want, that is a type of housing that we know the ins and outs of from Dayton to Cincinnati to Northern Kentucky. Resale or new construction, we've got you covered! We know the locations, we know the price points, we know the builders and the reps, we know what's a good deal and what's NOT a good deal.
