Firing The Listing Agent Won't Sell Your Home!
We watch our market closely, especially homes that fall into our low maintenance lifestyle niche. Patio homes, ranch condos, condos in general, they're all on our radar because we always have a handful of buyers waiting for that just right home to come on the market or for a price to fall into their comfort zone. There's a fairly limited selection in our extended market so we get to know each community and sometimes each home pretty well.
Addresses become familiar as we watch for changes in price or status.
Sometimes we see this pattern with a home, a new listing agent every few months but no accepted purchase to contract. And the whole while the asking price barely moves from agent to agent, if it even moves at all. It's obvious from the outside that the listing agent is the fall guy or gal for the home not selling. The listing agents become interchangeable cogs in the machine to blame for failure to sell.
And while sometimes the listing agent may have some hand in a home not selling (e.g. less than great pictures, not marketing to the niche, perhaps a critical error in the MLS entry that makes the home invisible to buyers), most often that's NOT the case. You hired your listing agent because they have a track record of success. The pictures and marketing are on target, but the one message not being received by the sellers is the one they most don't want to hear:
- THE BUYERS AREN'T WILLING TO PAY WHAT YOU THINK YOUR HOME IS WORTH
There is no amount of marketing, open houses, website pushing, agent to agent follow-up and all the other activities a listing agent can do that can change that basic fact. Firing listing agents doesn't change that fact either. What has to be addressed is the actual root cause of not selling, and that's not having an asking price aligned with what the buyers are willing to pay.
So please, if you REALLY want to sell your home, stop blaming and firing agent after agent. Your string of listing agents has already tried everything they can do haven't they? We as listing agents WANT your home to sell, it's good for both of us.
So it's time for you as the seller to do the logical thing and move your price to what the market actually has been demanding from you for months. We know it's not easy to admit your home isn't worth what you hoped, but how long do you want to keep going with the stress of NOT selling your home? Help your listing agent to help you. It really is a win-win!
