2013 Year-end Lebanon Ohio 45036 Condominium Market Report
Lebanon condos aren't exactly the biggest part of the Lebanon market, but we don't want to totally ignore them either! With 2013 wrapped up, it's time to provide you an overview of the Lebanon Ohio condo market performance.
So how have Lebanon condos for sale performed since our last report? Stay with us for the details!
All condo activity reported here is Cincinnati MLS and Lebanon School District. The majority of these condos are two bedroom/two bath.
The bulk of these transactions occur in either Fairway Crossings (off SR 63) or in Ironwood at Shaker Run.
The Fairway Crossing condos are mostly apartment style condos and typically well below $100k in price.
Ironwood at Shaker Run continues to perform quite well thanks to the Fischer new construction condos in this pool/golf community located off Greentree Rd in Turtlecreek Township. Prices range from the low $100k's to mid $200k's and are available in a variety of floor plans and Ironwood DOMINATES the higher priced Lebanon condos sold.
And just in case you're thinking Fischer might offer a better deal if you go direct, they don't. Like most major builders, their policy is to NOT discount but instead offer the same pricing whether or not an agent is involved. 2011: $102,000 (not a typo, steady price!)

2010: 2 Foreclosures, 1 Short Sale
2011: 8 Foreclosures, 0 Short Sale
2012: 6 Foreclosures, 0 Short Sale
2013: 7 Foreclosures, 0 Short Sales
The condos sold in 2013 averaged of 205 days from list to accepted contract (up 13 days from 2012's 192). Prices ranged from $33,500 to $269,872.
